CONDITIONS OF APPROVAL LA-92-103 Center Land Company Unless otherwise specified, all Ordinance Requirements shall be complied with prior to the recordation of the Notice of Lot Line Adjustment. 1. DEVELOPMENT SERVICES DIVISION: a. A 'Notice of Lot Line Adjustment' shall be recorded prior to conveyance of property through deeds by the owner. Legal descriptions of the lands to be exchanged shall be submitted to the Surveyor's Office for review and forwarding to the Community Development Department. The decriptions shall be stamped and signed by a Registered Civil Engineer or a Licensed Land Surveyor. 2, DEPARTMENT OF PUBLIC WORKS: a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. A new legal description shall be submitted to the Surveyor's Office for review. (Development Title Section 9-872.4) b. The new legal description must reflect the correct distances with qualifiers to avoid overlaps or gaps. The bicycle path alignment shall be shown on the Record of Survey or described in the Deed as a nonexclusive easement or dedication by other instrument. 3. PUBLIC HEALTH SERVICES: a. On all 28 parcels, refuse, garbage, and other solid waste material must be stored, removed, and transported to an approved landfill in accordance with San Joaquin County Ordinance 2887, Section 5-2400. b. The wells must be repaired on all 28 parcels under permit and inspection by the Environmental Health Division. The well discharge pipe must be plumbed over the top of the standpipe and have twice the diameter of the discharge pipe air gap from the top of the standpipe, or install backflow valves approved by San Joaquin County. (San Joaquin County Ordinance 1862, Section 5-4100) NOTE: On June 21, 1993, the San Joaquin County Community Development Department approved LA- 92-103 subject to the Conditions of Approval listed above.
