CONDITIONS OF APPROVAL <br /> PA-1200174 <br /> ABREW <br /> Site Approval Application No. PA-1200174 was approved by the San Joaquin County Community <br /> Development Department on October 31, 2012. The effective date of approval is November 10, 2012. <br /> This approval will expire on May 12, 2012, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Corinne King, [209] 953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a resisted civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). Foundation and soils investigation shall be conducted in <br /> conformance with Chapter 18 of the California Building Code at the time of permit application. A fee <br /> is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This application is for one (1) v-shaped, double sided, and illuminated off <br /> premise sign as shown on the site plan dated August 31, 2012. <br /> c. AREA: The signs shall have a maximum area requirement of 672 square feet per sign face. <br /> (Development Title Section 9-1710.6[a][11) <br /> d. LENGTH: The signs shall not exceed forty-eight (48) feet in length. (Development Title Section <br /> 9-1710.6[a][2]) <br /> e. HEIGHT: The sign shall have a maximum height of forty-five (45) feet above the grade. <br /> (Development Title Section 9-1710.6[a][3][61) <br /> f. SETBACK: All portion of the sign shall be setback a minimum of five (5) feet from future right-of- <br /> way lines, including corner cut-off(snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 1710.2[g]) <br /> g. PROXIMITY TO OTHER SIGNS: The space between off-premises signs shall be at least one <br /> thousand (1,000)feet on either side of Lathrop Road. (Development Title Section 9-1710.6[a][4]) <br /> h. ILLUMINATION: Signs may be indirectly illuminated or internally illuminated, subject to the <br /> provisions of Development Title Section 9-1025.6. The Light source shall not be visible from the <br /> street or from abutting properties and shall be concealed or shielded.
