The property to be subdivided is located approximately 4.25 <br /> miles northwesterly of Thornton. Access from I-5 at Thornton is via Walnut Grove Road <br /> approximately 2.1 miles west to Vail Road, then approximately 0.75 miles north on Vail <br /> Road to Lauffer Road, and then approximately 0.25 mile west on Lauffer Road to the <br /> southeasterly property comer. The general location of the property is shown on the <br /> attached Plate 1, Vicinity Map. A detailed map of the property itself is presented on Plate <br /> 2,Plot Plan. There are two residences on the property; both residences are located along <br /> the Mokelumne River, one near the northerly property limit and one about 800 feet <br /> northerly of the southerly property limit. There also is a small abandoned transmitter <br /> building along the northerly side of West Lauffer Road, approximately 1,200 feet easterly <br /> of the Mokelumne River. This building was formerly contained the transmitter for UPN <br /> Channel 31 and prior to that a radio transmitter for KMUV; deadmen associated with the <br /> former transmission tower are still in place. There are out buildings, septic tanks and <br /> leach fields associated with both residences. There also are numerous old trees, some <br /> large, along both the land side and water side toe of the Mokelumne, as well as younger <br /> pear trees within an approximate 30 acreorchard generally with' the northwesterly <br /> property comer.
