EXECUTIVE SUMMARY <br /> Raney Geotechnical, Inc. has completed Phase I environmental assessment of the subject property. w <br /> The approximate 323-acre property is situated in a historically agricultural area of Thornton, San <br /> Joaquin County, California. The subject site currently supports two occupied rural farm residences - <br /> and a former radio transmission building (see Plate 2). Most of the property consists of farmland _ Y <br /> for grape vineyards, except for the far northwesterly portion of the site, which supports a pear <br /> orchard. Our historical research indicates that the subject property has been used for agricultural <br /> (vineyards and orchards) and rural residential purposes for more than 90 years. We understand that <br /> the two on-site rural farm residences were reportedly constructed in the early 1900's. W <br /> During our site reconnaissance we observed two "half' 55-gallon drums containing apparent waste <br /> oil in the southwesterly residential area. Although no evidence of soil staining was observed near <br /> these containers these containers should be removeA appropriately from the property prior to any <br /> redevelopment or renovation activities. _ <br /> An approximate 500-gallon above-ground diesel fuel tank with secondary containment is located <br /> within the southwesterly residential area; our observations of this tank area revealed petroleum <br /> hydrocarbon staining to surface soils beneath the tank's fill port just outside the tank's secondary <br /> { containment structure. uld t e�.stained_so� d more than,faurc_es beneath <br /> u�round surfaces. Limited screening sam lin testin of soils in this tank area is recommended. <br /> In our experience, surface soils on properties that have supported many years of orchard farming <br /> have the potential to contain elevated concentrations of agricultural chemicals such as lead- <br /> arsenate and persistent organochlorinated pesticides in surface soils. Due to the age of the on-site buildings, it is possible that asbestos containing building <br /> materials are present. An asbestos survey would be required prior to any significant renovation or <br /> demolition activities. = 1 <br /> Our research of government agency information indicates that there have been no reported <br /> contamination conditions of a sufficient magnitude or proximity considered threatening to the <br /> environmental integrity of the subject property. <br />
