REVISED CONDITIONS OF APPROVAL <br /> PA-0600114 <br /> Towne <br /> Minor Subdivision Application No. PA-0600114 was approved by the San Joaquin County <br /> Community Development Department on February 6, 2008. The effective date of approval is <br /> February 16, 2008. This tentative reap approval will expire.on December 30, 2009, the original <br /> expiration date, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Raymond Hao, 468-3164) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved revised tentative map dated January 28, 2008. A fee is required to <br /> process the Certificate of Compliance application. (Development Title Section 9-890.4) <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of forty(40)gross acres. (Development Title Section 9- <br /> 610.2) <br /> c. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument with the Certificate of Compliance: <br /> All persons purchasing lots within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or <br /> activities, such as noise, odors, insects, dust or fumes. San Joaquin County has determined <br /> that such inconveniencies or discomforts shall not be considered to be a nuisance. <br /> d. ACCESS: The following access requirements apply to this subdivision: <br /> (1) A proposed 25-foot wide private easement for access to Parcels 4 through 8, originating from the <br /> northern terminus of Lauffer Road bisecting Parcels 4 through 7, shall apply to this map. <br /> (Development Title Section 9-1150.15) <br /> (2) The following note shall be recorded as a separate instrument with the Certificate of Compliance: <br /> At the time of development of Parcel 4, 5, 6, 7, or 8, the entire length of the private right-of- <br /> way for Parcel 4, 5, 6, 7, or 8, respectively, shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and applicable San Joaquin <br /> County Improvement Standards.
