CONDITIONS OF APPROVAL <br /> MS-93-116 <br /> Virginia Martins <br /> Unless otherwise specified, all Conditions of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Parcel 1 shall contain 10 acres net (Development Title Section 9-610.3{a}{3)). Parcel <br /> sizes shall be shown on the Parcel Map. <br /> b. The minimum width of Parcel 1 shall be 150 feet (Development Title Section 9-610.4). <br /> Parcel widths shall be shown on the Parcel Map. <br /> C. Future construction on the parcels shall be consistent with the requirements of the Flood <br /> Hazards Chapter (Section 9-1605) of the Development Title's Safety Regulation Division. <br /> d. The following note shall be placed on the Parcel Map: <br /> • In accordance with Section 9-610.3 of the San Joaquin County Development Title <br /> for the creation of homeshe parcels, these parcels cannot be further subdivided. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance <br /> of the occupancy permit. (Development Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,515.00 per single-family dwelling unit in the Tracy area The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 and R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> Conditions of Approval 1 - MS-93-116 <br />
