UP-00-17 OF HERVE CHEVAILLIER (29181 S. LEHMAN ROAD, <br /> TRACY) (APN: 253-330-12) <br /> The applicant is proposing to change the parking surfacing requirements of the <br /> previously approved Use Permit Application No. UP-00-17. On July 24, 2001, the <br /> San Joaquin County Board of Supervisors approved the Winery Ordinance (TA-00-6) <br /> which permits Small and Boutique wineries to use alternative parking surfacing <br /> requirements from Large or Medium wineries that require asphalt or Portland cement. <br /> The project is located on the west side of Lehman Road, 2,400 feet south of Linne Road, <br /> south of Tracy. <br /> This use is classified as a Small Winery. A Small Winery shall have a minimum <br /> production capacity of 1.1 tons of grapes or approximately 201 gallons of wine and a <br /> maximum production capacity of 200 tons of grapes or approximately 36,000 gallons of <br /> wine per year. One case of wine is equivalent to 2.377 gallons of wine and one ton of <br /> grapes will yield approximately 180 gallons of wine. (Development Title Section 9- <br /> 1075.5[i]) This winery produces approximately 500 cases of wine or 1,185 gallons of <br /> wine annually. <br /> Pursuant to Development Title Section 9-1075.5[1], Small Wineries may use chip seal or <br /> an alternative surfacing material for the parking spaces, driveways and maneuvering <br /> areas. Upon approval of the Revision of Approved Actions by the Planning Commission, <br /> tentatively scheduled for the meeting of October 18, 2001, the Community Development <br /> Department's condition 1.e[1]will read as follows: <br /> All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base mateFial of arr rd ate depth and 's"`"" <br /> surface Chip Seal.
