g LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Lehman Road, shall be installed across the frontage of the project site. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be screened so as not to be visible from adjacent properties and <br /> public rights-of-way. Screening shall be six (6) to seven (7) feet in height. (Development Title <br /> Section 1022.4[d][21) <br /> i. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a U-3 occupancy to an S-2, F-1 <br /> occupancy (U.B.C. Section 3405). The structure must be brought into compliance with all <br /> current code provisions including structural, plumbing, mechanical, electrical, energy, and <br /> disabled access requirements. <br /> 2. DEPARTMENTOF PUBLIC WORKS (Staff Contact:Gabriel Karam,468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee currently is $708.00 per 1000 gross square feet of <br /> building designated as Manufacturing. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. A credit <br /> maybe allowed if it can be verified that the existing development on this site was in operation on or <br /> after April 23, 1990. (ResolutionR-00-433) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> e. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final Site <br /> Plan s required upon submittal of verification. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact:Johnny Yoakum,468-3147) <br /> a. A soil suitability study,as required by DevelopmentTitle Section 9-1105.2(d),which indicates that the <br /> area is suitable for aseptic tank system must be performed prior to issuance of a building permit. A <br /> review fee of$174.00 is required at the time of submittal to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County <br /> prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice <br /> or the EPA Design Manual for on-site wastewater treatment and disposal systems is required for <br /> each parcel.
