(§ 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin County Environmental Health <br /> Department (EHD), specifically: 1.) To create a Homesite Parcel and a Designated Remainder <br /> from this subdivision and determine if the soils underlying these two proposed Parcels are <br /> acceptable for the proper operation of any future septic system, and 2.) Provide analysis and <br /> recommendations based upon the environmental criteria encountered in this study. This report is <br /> in compliance with the requirements for a Soil Suitability Study under Development Title Section <br /> 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§) numbers are referenced at the beginning of an <br /> applicable sentence, paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> (§ 1.1, 1.2, 2.1) The purpose of this project-is to subdivide an exis 'ng 50.8�re Parcel into two <br /> 6 Parcels denoted as Parcel 1,which,is:to � .98Acres as the Homesite Parcel, and a Designated <br /> Remainder Parcel, vhicli is to.Ue 47.85 acres: Mr. and Mrs. Ruiz's single family residential (SFR) <br /> structure exists on proposed Parcell,.aldiig with a Butler agricultural metal building. A domestic <br /> well and septic system serve the residential structure. The entire subject Parcel (except for a small <br /> amount of land around the two referenced buildings) is in agricultural row crop production. There is <br /> no irrigation well on the property since irrigation water is obtained from the Banta Carbona Lower <br /> Main Irrigation Canal, which forms the eastern property border. <br /> (§3.7) Parcel orientation is denoted on the Tentative found in,A-ppend�x ,produced by the <br /> engineering firm of Schack & Company, Inc. ThereVeo <br /> oposal�to build aan�h-ere on these <br /> Parcels. However, any building that may be built onsignated Remainder Parcel in the <br /> future will have to observe all EHD requirements, which would include aere test in the location <br /> of a proposed building. The existing house on Parcel I and a primary and asecMr dart' structure <br /> on the Designated Parcel gives a potential maximum total of three septic systems on the two <br /> Parcels consisting of approximately 50.83 acres. This is a density of o_,ne septic system per 17 <br /> acres, which can be considered a very low density. Nitrogen fertilization and mineralization from <br /> organic matter decomposition occurring in the surrounding cropland would constitute a much <br /> greater nitrogen input than from a maximum of three septic systems on the property. <br /> (§ 1.1 and 2.1) The subject propertyis approximately five miles southeast of the city of Tracy. <br /> Surrounding property use consists predominately of agricultural production land, extremely low <br /> density of single family homes, ranchettes, and ag buildings. Current zoning is AG40, which will <br /> not change. Municipal sewer will probably never serve this area, at least not for several decades. <br /> (§ 4.2) Any of the above land use could-create,en pnmental concerns that may be discovered in / <br /> the future.
