The entire Parcel is currently fallow, except for the Ruiz's the residential structure and an <br /> adjoining Butler-type metal barn structure, both of which are adjacent to the western <br /> extension of Lehman Road. Since the new two-acre Parcel is proposed to be a Homesite <br /> Parcel, no new residential structures will be built on this future Parcel, or on the <br /> Remainder Parcel. The existing Parcel has been historically farmed in row crops, <br /> predominately in tomatoes. Irrigation water is supplied by a Banta Carbona Irrigation <br /> District(BCID) canal at the west end on the Parcel, which also forms the west property <br /> border. Irrigation water is supplied by subsurface irrigation tape. The domestic well will <br /> be discussed in greater detail in the upcoming Soil Suitability Study. The land use is <br /> applicable to the zoning of Agriculture- General Agriculture, AG-40 and the zoning will <br /> also allow the two-acre Homesite Parcel to be created. <br /> § 1.2 A description of proposed development is to create two Parcels from an existing 50.84 <br /> acre Parcel,through a Minor Subdivision. As referenced, the purpose of this Report is to <br /> fulfill the requirements of the EHD in this regard. <br /> The Tentative Map is being drawn by Schack and Company and was not completed at the <br /> time this report was submitted to EHD. The subject property is in a predominately <br /> agricultural region on the west side of Bird Road, and south of Linne Road. Surrounding <br /> residential structures are very sparse. There are no industry or commercial operations that <br /> may contribute to environmental contamination in the direct vicinity of the subject property. <br /> Environmental conditions and operations that presently occur, or may take place on the <br /> property in the future,will be in strict compliance with applicable Codes and Regulations of <br /> the County, State and Federal governments. <br /> § 1.3 The Parcel Viewer location maps denoting the subject property location are found in <br /> Appendix A. <br /> § 1.4 An aerial view Google Map shows the location of the referenced residential structure, the <br /> metal barn, surrounding landscape, and the agricultural land. <br /> There is one relatively new electrical transformer located on the subject property, which <br /> most likely does not contain PCB oil. <br /> There are no ponds or other water containment structures on the property. Photos in <br /> Appendix D show the residential structure,the metal barn, and the surrounding cropland. <br /> Stormwater from the residential portion of the property drain into the surrounding open <br /> land. The Ruiz's residence obviously has its own septic tank and domestic well. <br /> § 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> § 2.1 Past uses of the property have been as agricultural production land consisting of dryland <br /> and irrigated row crop farming.
