CONDITIONS OF APPROVAL <br /> LA-95-35 <br /> Martin Estate <br /> Lot Line Adjustment Application No. LA-95-35 was approved by the San Joaquin County Community <br /> Development Department on August 28, 1995, which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be compiled with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> This approval will expire on February 26, 1997, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> ('Planning Division) <br /> a. a 'Notice of Lot Line Adjustment' shall be recorded prior to conveyance of property <br /> through deeds by the owner. Legal descriptions of the lands to be exchanged shall be <br /> submitted to the Surveyor's Office for review and forwarding to the Community <br /> Development Department. The descriptions shall be stamped and signed by a <br /> Registered Civil Engineer or a Licensed Surveyor. <br /> b. The existing Williamson Act Contract shall be amended to reflect the new configuration <br /> by filing a new Williamson Act Contract with the Community Development Department. <br /> (Government Code Section 5-1240, et seq.) <br /> C. The shed located on the proposed 9.5 acre parcel shall be a minimum of 10' from the <br /> east property line or 40' if the shed contains animals. <br /> (Building Division) <br /> a. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20' from a property line shall be of one-hour, fire-resistive <br /> construction. <br /> 2. DEPARTMENT OF PUBLIC WORKS <br /> a. A Recorded Deed is allowed, but if points or lines are set, a Record of Survey is required. <br /> A new legal description shall be submitted to the Surveyor's Office for review. <br /> (Development Title Section 9-872.4) <br /> b.
