CONDITIONS OF APPROVAL <br /> PA-0600044 <br /> Rausser <br /> Minor Subdivision Application No. PA-0600044 was approved by the San Joaquin County <br /> Community Development Department on April 7, 2006. The effective date of approval is April 17, <br /> 2006. This tentative map approval will expire on April 16, 2009, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kevin Swanson 468-9653) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated January 25, 2006. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet. (Development Title Section 9-610.4) <br /> (2) Parcel 1 shall be between two (2) net acres and five (5) gross acres in size. (Development Title <br /> Section 9-010.3[a]) <br /> c. WILLIAMSON ACT CONTRACT: An application for a California Land Conservation Contract (also <br /> known as the Williamson Act) shall be filed prior to approval of the Parcel Map. Legal descriptions <br /> reflecting the new parcel configurations shall be submitted with the application. Filing fees are <br /> required for this application. <br /> d. NOTICE OF NON-RENEWAL: A Notice of Non-renewal for all parcels below the ten (10) acre <br /> minimum parcel size will be required in conjunction with the contract. A fee for the recording of the <br /> Notice of Non-renewal is required. <br /> e. TRANSFER RESTRICTION: A Note shall be placed on the Parcel Map and a Notice of Minor <br /> Subdivision Restriction shall be recorded concurrently with the Parcel Map, with a reference to the <br /> instrument number of said recorded notice, stating that: <br /> (1) The homesite shall not be transferred until April 17, 2016, or upon the death of an owner <br /> owning at least fifty(50) percent interest in the homesite parcel. <br /> (2) The property shown on the Parcel Map is restricted from further subdivisions for <br /> homesite purposes, except for financing only, by Section 9-610.3 of the San Joaquin <br /> County Development Title. <br /> f. UNIFORM FIRE CODE: <br /> (1) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association <br /> Conditions of Approval - 1 - PA-0600044 <br />
