CONDITIONS OF APPROVAL <br /> PA-0400727 <br /> Watts <br /> Minor Subdivision Application No. PA-0400727 was approved by the San Joaquin County <br /> Community Development Department on February 1, 2005. The effective date of approval is <br /> February 11, 2005. This tentative map approval will expire on February 11, 2008, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been complied <br /> with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, [209] 953-7509) <br /> a. TENTATIVE MAP: The Certificate of Compliance legal description shall substantially conform with <br /> the approved tentative map dated January 14, 2005. <br /> b. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved tentative map dated January 14, 2005. A fee is required to process the <br /> Certificate of Compliance application. (Development Title Section 9-890.4) <br /> c- RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Certificate of Compliance legal description: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered to be a nuisance. <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback <br /> line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 80 acres. (Development Title Section 9-610.2) <br /> e. ACCESS: The following access requirements-apply and shall be recorded in the legal description of <br /> the Certificate of Compliance: <br /> (1) A proposed 25-foot wide private easement for access to parcel 2, along parcel 3, shall be <br /> reflected in the legal description of the Certificate of Compliance.
