Raymond Hoo -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-05-857 (SA) <br /> Upon approval of the above requirement, the following conditions shall apply. <br /> RECOMMENDATIONS: <br /> I. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards CW-C 1 I or CW-C12 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> 3. The frontage improvement for Liberty Road shall be constructed in conformance with the standards for <br /> one-half of an eighty(80) foot right-of-way minor arterial road. (Development Title Section 9-1150.2) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is$187.15 per additional daily trip-end generated in <br /> the Lockeford area. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record.) (Resolutions 00-433) <br /> 5. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is $1,040.00 per 1000 gross square foot of building. <br /> The fee is based on the current schedule. (Resolution R-06-38) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. The project shall meet standard California Stormwater Quality Association (CASQA)requirements. <br /> 8. The applicant/developer shall nay the project's"fair share"of the recommended mitigation measure at the <br /> intersection of State Route 88/1-iberty Road. The fair share amounts to $11,750.00 <br /> 9. The proposed (westernmost)access driveway shall be eliminated. <br /> 10. The two existing driveways shall be relocated to better align with on sight circulation patterns. <br /> 11. Both project driveways shall be stop-sign controlled. <br /> 12.
