CONDITIONS OF APPROVAL <br /> PA-02-489 <br /> Wilkerson <br /> Minor Subdivision Application No. PA-02489 was approved by the San Joaquin County Community <br /> Development Department on December 16, 2002. The effective date of approval is December 26, <br /> 2002. This tentative map approval will expire on December 25, 2005, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, 209-468-3154) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated October 17, 2002. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"for application PA-02-488 <br /> shall be recorded and all conditions met prior to the recording of the parcel map. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of two acres. (Development Title Section 9-310.3) <br /> d. FIRE PREVENTION: Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> e. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 2. DEPARTMENT OF PARKS AND RECREATION (Staff Contact: Jeff Smith, 953-8800) <br /> a. PARK FEES: Due to the relatively small size of the subdivision, less than fifty (50) parcels, the San <br /> Joaquin County Department of Parks and Recreation will require the collection of in-lieu fees for park <br /> development as a requirement for approval of the Map.
