Re: Ltr. EHD, dtd. July 25, 2003
The above referenced letter listed four areas to be addressed in this addendum.
Area 1. Provide an updated parcel map. The map was obtained from the surveyor and is
attached.
Area 2: The FarWest Labs, Inc. has furnished a copy of Login Record Logbook. They do not
have a Chain of Title as no third party is involved.
Area 3: Readings for shallow failures included.
Area 4: The existing septic system was installed without our knowledge, with a building permit
for the new residence. We were not afforded an opportunity to view the soil. The ownertbuilder
stated they found sandy soil. Based on our observations of the soil and the rate of percolation
recorded in the deep holes, a standard size system to fit the size of the proposed residence should
be adequate. Of more concern would be the probable lack of understanding by the occupants in
the care, use and maintenance of the septic system. We recommended the 4" Biotube Effluent
Filter and a 1600 gallon two compartment tank. We can only recommend as we have no
authority to require the filter.
The drainage swale to the north has clearances noted on the map. These distances are to the high
water line as observed. The swale is dry as observed on July 31, 2003. The clearance from the pits
is adequate. The pits must be located in the area of the sand strata on Parcel 1. Depending on
where the residence is located, the leach field area can be re-oriented but keeping the perc test
area for the pits. The permits for repair, observed, did not show any sand layers. On both of the
parcels tested a sand layer exists. The extent of the sand area can not be dimensioned.
CONCLUSION:
We find no basis for an increase in the size of the leach field area. If we had the authority we
would specify a filter to add some protection to the leach field area, should the owners fail to
properly maintain the system and also would require the developer to provide an information
booklet on the proper use of the on site septic system.
End of Comments
