CONDITIONS OF APPROVAL <br /> SA-94-2 <br /> Stephen & Kathlyn Steel <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within IS months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for the parking of two truck-tractors and four trailers, as shown on the site <br /> plan submitted January 6, 1994. <br /> b. Four truck parking spaces are required. Spaces shall be a minimum 25 feet in length and <br /> 15 feet in width and shall have a minim height clearance of 14 feet. The parking spaces <br /> shall be a minimum of 100 feet from the nearest residence on adjacent property. <br /> (Development Title Section 9-1015.6[c]111) <br /> C. The driveway width shall be 30 feet from the ultimate right-of-way to the gate. The design <br /> of driveway shall be such as to allow trucks to enter and exit property without entering <br /> into the opposing lane of traffic. (Development Title Section 9-505.7[c]) <br /> d. Access gates shall be recessed from the property line a minimum of 65 feet. <br /> (Development Title Section 9-505.7[d]) <br /> e. The first 65 feet of the driveway shall be surfaced with two inches of asphaltic concrete <br /> over four inches of road base. The remaining driveway, circulation area, and parking area <br /> shall be surfaced with a minimum four inches of gravel. <br /> f. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. Additional drainage due to this <br /> development shall be retained on the site. The drainage pattern and corresponding <br /> storm drain improvements shall be shown on the Improvement Plan. A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> (See the attached memo from Public Works dated February 8, 1994.) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. If hazardous waste is generated, the applicant must obtain an EPA identification number <br /> and comply with applicable regulations. <br /> NOTE: On February 14, 1994, the San Joaquin County Community Development Department Approved <br /> SA-94-2 subject to the Conditions of Approval listed above. <br />
