CONDITIONS OF APPROVAL <br /> PA-0500183 <br /> Lon and Mary Brooks <br /> Lot Line Adjustment Application No. PA-0500183 was approved by the San Joaquin County <br /> Community Development Department on August 9,2005,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on February 8, 2007, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209] 468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment for two lots as shown on the site plan dated <br /> March 24, 2005. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. Filing Fees are <br /> required for this application. (Government Code Section 51257) <br /> d. LOT SIZE: Parcel 1 shall be a minimum of two acres in size and a maximum of three acres in size. <br /> (Development Title Section 9-872.2([d]) <br /> e. SETBACKS: All structures shall meet the minimum setback requirements for the AG-40 zone. <br /> (Development Title Section 9-610.5) <br /> (1) Residential structures and agricultural structures that do not contain animals must be a minimum <br /> of ten (10)feet from the side property line. <br /> 2.
