Recommendations
Action
It is recommended that the Planning Commission:
Approve Revisions of Approved Actions for Parcel Map No. PM-82-0101 with the findings and
conditions contained in the staff report.
Findings
1, There are changes in circumstances which make any or all of the conditions of such map no longer
appropriate or necessary.
• This finding can be made because current ordinance requirements for homesite parcels
permit a buildable remainder as long as the parcels are within the General Plan density
requirements. The General Plan density requirement is no more than one primary dwelling
per twenty acres. This revision would permit one primary dwelling for 24.14 acres.
2. The amendments do not impose any additional burden on the present fee owner of the property.
• This finding can be made because the present fee owner is the applicant. The revision is a
benefit to the present fee owner. A revision of approved action to permit a parcel to be
buildable does not impose any additional burden on the present fee owner of the property.
3. The amendments do not alter any right, title, or interest in the real property reflected in the recorded
map.
• This finding can be made because the revision is a change in status from unbuildable to
buildable only. It does not alter the right, title, or interest in the real property.
Conditions of Approval
Revisions of Approved Actions for PM-82-0101 (Book 11, Page 82) was approved by the Planning
Commission on , which is the effective date of approval.
