The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> in a eighty-four(84) foot wide right-of-way from the northerly right-of-way of Linne Road <br /> to the property line across the parcel's frontage. <br /> (A$280.00 fee currently is required for processing per Development Title Table 9-240.2 <br /> in addition to a copy of the Grant Deed and a legal description of the parcel to be offered <br /> for dedication.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Linne Road shall be constructed in conformance with the <br /> standards for one-half of a(an) 84-foot right-of-way Minor Arterial street. The <br /> construction of the frontage improvements will be deferred upon execution by the owner of <br /> a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Improvement Plan. (A $325.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in addition to a <br /> copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on <br /> a form to be supplied by the Department of Public Works and submitted to the Department <br /> of Public Works for approval. As an option, the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of$140.00.) (The fee due will be based on <br /> the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> 'and payable at the time of building permit application. (The fee currently is $734.00 per <br /> 1,000 gross square foot of building designated as Manufacturing or $190.77 per additional <br /> daily trip-end generated in the Tracy area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record.) <br /> (Resolutions 00-433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division(468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects.
