Item No . 4 <br /> PC : 5-5-88 <br /> UP-88-28 <br /> Page 6 <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified below, the applicant shall implement <br /> all conditions of approval prior to either the issuance of any <br /> building permit or the establishment of the approved use, <br /> whichever comes first . <br /> 1 . Council of Governments : <br /> a. The use of reflective materials for buildings, including <br /> rooftops, is prohibited. <br /> b. The use of radio dispatch equipment that could interfere <br /> with aircraft communication or navigation is prohibited. <br /> 2 . Local Health District : <br /> a. The existing well on-site must meet Health District regu- <br /> lations . <br /> b. Construct an individusl sewage disposal system under per- <br /> mit an inspection by the Health District prior to occu- <br /> pancy. <br /> c . Application must be made to and permits approved from the <br /> San Joaquin County Air Pollution Control District . <br /> 3 . Department of Public Works : <br /> a. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details , on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . Drainage shall <br /> be retained on-site . <br /> b. Linne Road shall be improved along the south side in <br /> accordance with Exhibit B attached hereto. The improve- <br /> ments shall include, but not be limited to, pavement <br /> widening, curb and gutter, and drainage facilities. The <br /> frontage improvements may be deferred at the option of the <br /> Department of Public Works, in which event the owner shall <br /> execute a Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan and issuance of a <br /> building permit . <br /> c . A five-foot roadway dedication is required on Linne Road <br /> along the frontage of APN 253-120-42 . <br />
