CONDITIONS OF APPROVAL L; UP-88-28 SHIRLEY PEREIRA-BALL Unless otherwise specified below, the applicant shall implement all conditions of approval prior to either the issuance of any building permit or the establishment of the approved use, whichever comes first. 1 . Council of Governments: a. The use of reflective materials for buildings, including rooftops, is prohibited. b. The use of radio dispatch equipment that could interfere with aircraft communication or navigation is prohibited. 2. Local Health District : a. The existing well on-site must meet Health District regu- lations. b. Construct an individusl sewage disposal system under per- mit an inspection by the Health District prior to occu- pancy. c. Application must be made to and permits approved from the San Joaquin County Air Pollution Control District. 3 . Department of Public Works: a. An Improvement Plan, prepared by a registered Civil Engineer, showing drainage, driveway access details, on- site parking, and grading shall be submitted to the Department of Public Works for approval. Drainage shall be retained on-site. b. Linne Road shall be improved along the south side in accordance with Exhibit B attached hereto. The improve- ments shall include, but not be limited to, pavement widening, curb and gutter , and drainage facilities. The frontage improvements may be deterred at the option of the Department of Public Works, in which event the owner shall execute a Deferred Frontage Improvement Agreement prior to approval of the Improvement Plan and issuance of a building permit . c. A five-foot roadway dedication is required on Linne Road along the frontage of APN 253-120-42 . 4 . Planning Division: a.
