CONDITIONS OF APPROVAI <br /> PA-0400622 <br /> Eltareb <br /> Site Approval Application No. PA-0400622 was approved by the San Joaquin County Community <br /> Development Department on January 5, 2005. The effective date of approval is January 15, 2005. <br /> This approval will expire on July 17, 2006, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, [209]953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for two off-premises signs. Sign one (1) is a 672 square foot <br /> sign and sign two (2) is a 288 square foot sign, as shown on the Plan dated December 7, 2004. <br /> (Use Type: Off Premises Sign) <br /> c. HEIGHT AND LENGTH: The signs shall have a maximum height requirement of 50 feet and shall <br /> not exceed 48 feet in length. (Development Title Section 9-1710.6[3][a]) This detail shall be shown <br /> on the Building Permit Site Plan. <br /> d. LOCATION: The space between off-premises signs shall be at least one thousand (1,000) feet on <br /> either side of the same street. (Development Title Section 9-1710.6141) <br /> e. SIGN REQUIREMENTS: For double-faced signs, the space between the faces shall not exceed <br /> seven (7) feet for parallel sign faces and sixteen (16) feet at the widest end for angled sign faces. <br /> (Development Title Section 9-1710.2) <br /> f. SETBACKS: The following setback requirement shall apply: <br /> (1) All portions of the sign shall be set back a minimum of five (5)feet from future right-of-way lines, <br /> including comer cut-off (snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 9-1710.2[g]) <br /> 2. ENVIRONMENTAL HEALTH DEPARTMENT(Seethe attached memo dated December 8, 2004) <br /> 3. PUBLIC WORKS DEPARTMENT(Seethe attached memo dated November 22, 2004) <br />
