Recommendations <br /> Action <br /> It Is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Use Permit Application No. UP-94-6 with the Findings and subject to the Conditions <br /> of Approval contained In the staff report. <br /> Findings <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable <br /> plan adopted by the County. <br /> • This finding can be made because the proposed Industrial uses are permitted in the <br /> I-L zone with an approved Use PermlL In addition, approval by the Federal Aviation <br /> Administration is required as a Condition of Approval which will ensure that the <br /> heights of the proposed buildings are below the Imaginary surface of the approach <br /> zone. <br /> 2. Adequate utilities, roadway improvements,sanitation,water supply, drainage,and other necessary <br /> facilities have been provided, and the proposed improvements are property related to existing and <br /> proposed roadways. <br /> This finding can be made because required facilities are either already in place or will <br /> be built to County Standards. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> This finding can be made because the site plan shows that all proposed structures <br /> will meet all yard and height requirements of the Development Me as well as all <br /> other County requirements. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare <br /> or be injurious to the property or improvements of adjacent properties. <br /> This finding can be made because an Initial Study prepared for this Item, with the <br /> recommended conditions, did not Identify any potentially significant Impacts on the <br /> environment. <br /> he use is compatible with adjoining land uses. <br /> This finding can be made because the proposed structures as conditioned meet the <br /> location and height requirements of the Airport Land Use Plan. <br /> San Joaquin County UP-94-6/Pacific Coast <br /> Community Development Page 8 <br />
