CONDITIONS OF APPROVAL <br /> PA-1300090 <br /> SANDHU/VOCU <br /> Minor Subdivision Application No. PA-1300090 was approved by the Community Development <br /> Department on March 27, 2014. The effective date of approval is April 6, 2014. This tentative map <br /> approval will expire on April 5, 2017, which is three (3) years from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Megan Aguirre, (209)468-3144) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved tentative map <br /> dated June 3, 2013- <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Parcel Map and recorded as a separate instrument: <br /> (1) All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40.00 gross acres. (Development Tide Section 9- <br /> 610.2) <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to Parcels 6, 7, 8, 15, 16, and 17, that <br /> extends south from Linne Road through Parcel 1 and along the eastern boundary of Parcels 8 <br /> and 17, and along the southern and western boundary of Parcel 17, and the eastern boundary of <br /> Parcels 15 and 16, shall be shown on the Parcel Map.(Development Title Section 1150.15[c]) <br /> (2) A proposed 25-foot wide private easement for secondary access to Parcels 6, 15, 16, and 17, <br /> that extends east from Koster Road, along the southern and eastern boundaries of Parcels 16 <br /> and 17, and along the eastern boundary of Parcel 15 shall be shown on the Parcel Map. <br /> (Development Title Section 1150.15[a]) <br /> (3)The following note shall be placed on the Parcel Map and also shall be recorded as a separate <br /> instrument: <br /> At the time of non-agricultural development of Parcels 6 through 8 and Parcels 15 through <br /> 17, the entire length of the private right-of-way for Parcels 6 through 8 and Parcels 15 <br /> through 17 shall be constructed and maintained to the standards required by the California <br /> Fire Code and applicable San Joaquin County Improvement Standards.
