Surface&Subsurface Contamination Report Page 17
700W. 1-inn Rd.,'hacy
Project No. 662.1
February 11, 2013
4.0 SUMMARY OF SITE RECONNAISSANCE
Observations of the Property made during the site reconnaissance on January 17, 2013 are
described below. (See Appendix A for reference maps and Appendix B for photos of the
Property.)
Property Setting& Location
The area is in a rural part of western San Joaquin County about two miles east of Tracy. This
area is in agricultural use, principally to raise row or grain crops and.
The Property consists of 7 agricultural parcels that are contiguous, and have a total area of
about 724 acres. The parcels are zoned AG-40. The Property occupies portions of Sections
9 and 10 of T3S, R6E, MDB&M. It is situated on the south side of Linne Road between
Koster and Kasson Roads (see maps in Appendix A). The Property is served by a septic
sewage system and a domestic water well situated near a farm building complex on parcel
38. The Banta Carbona Irrigation provides irrigation water. Stormwater is drained
internally. Several pole-mounted utility transformers are on the Property. These appear to be
the property of the electric utility company, PG&E.
Physical Description
In general, the Property consists of a large tract of fallow agricultural land. It apparently has
been used to raise hay, row or grain crops. Irrigation pipelines provide irrigation water from
the Banta-Carbona Irrigation District. Numerous standpipes provide evidence of the
irrigation system. There are three drainage ponds on the Property. These are intended to
collect excess irrigation water or stormwater runoff where a system of pumps permits
recycling of the water to the fields. The fields are accessible by gravel and dirt roads around
the periphery and several roads transect the land.
(Noed soil, stressed vegetation, unusual odors, or other evidence suggestive of a
ous waste was noted on the Property except a small area near one of the drainage
ponds which is marked by scattered yellow sulfur pellets lying on a dirt access road.
Building Complex
There is a single farm-building complex situated near the center of the Property. It includes
two residences, and a residential garage. These appeared occupied and were not entered.
Just west of the main house is an old pump house. It appears to have originally enclosed a
domestic water well but today only a galvanized pressure tank lies within. The outdoor area
around the residential buildings is landscaped. The existing domestic well some distance
south of the pump house appears to be a replacement well.
Near the new well is a large garage or equipment shed and an attached pole shed that also
appears to have been intended to house equipment. At this time the building is entirely
empty. South of this shed is a small Quonset but that is empty, but signage indicates it was
2937 Veneman Ave.,#B240 Geo-Phase Environmental Inc.
