CONDITIONS OF APPROVAL <br /> MS-92-0185 <br /> Wayne M. West <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES: <br /> a. Parcel 1 shall contain ten (10) acres. <br /> (Development Title Section 9-610. 3) <br /> b. The minimum width of Parcel 1 shall be one hundred fifty <br /> (150) feet. (Section 9-610. 2) <br /> C. The width of the access strip for Parcel 2 shall be <br /> twenty-five (25) feet. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> (Development Title Section 9-915. 2) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 378 . 00 per single family dwelling unit in the Tracy <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> (Resolution R-90-304, R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> d. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 , San <br /> Joaquin County Standards F-la, F-lb, & F-lc and the Tracy <br /> Rural Fire District prior to issuance of the building <br /> permit.
