Conditions <br /> Major Subdivision Application No. PA-0400276 was approved by the Planning Commission on <br /> The effective date of approval is . This tentative map approval will expire on , which is <br /> three (3) years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley, 468-3161) <br /> a. TENTATIVE MAP: The final map shall substantially conform with the approved tentative map dated <br /> May 17, 2004. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) The average lot size for all lots in the proposed subdivision shall be equal to or greater than the <br /> minimum lot size required (17,500 square feet). Individual lots shall not be less than 13,125 <br /> square feet in area. (Development Title Section 9-310.3(b[1&2]). <br /> (2) The average lot width for all lots in the proposed subdivision shall be equal to or greater than the <br /> minimum lot width required (100 feet). Individual corner lots shall not have a lot width of less <br /> than 70 feet. (Development Title Section 9-310.4(a[1&2]). <br /> c. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. <br /> (2) Trees shall be spaced at a maximum of sixty foot intervals or a minimum of one tree per lot <br /> frontage. (Development Title Section 9-1020.4[a]) <br /> d. CULTURAL RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historic-period materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action. If human <br /> remains are encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately. At the same time, a qualified archaeologist shall be contacted to evaluate the finds. If <br /> Human burials are found to be of Native American origin, steps shall be taken pursuant to Section <br /> 15064.5(e)of Guidelines for California Environmental Quality Act. <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director.
