ZR-01-10 <br /> OF AURORA TRANSPORTATION (C/O JOSE ALVA) <br /> (FIFTH SUPERVISORIAL DISTRICT) <br /> IT IS RECOMMENDED: <br /> That the Board of Supervisors: <br /> 1. Approve the Negative Declaration; <br /> 2. Adopt a Motion of Intent to approve General Plan Amendment Application No. <br /> GP-01-14 based on the ability to make the required Basis for General Plan <br /> Amendment(Attachment"A' ; and <br /> 3. Adopt a Motion of Intent to approve Zone Reclassification Application No. <br /> ZR-01-10 based on the ability to make the required Bases for Zone <br /> Reclassification (Attachment`A' . <br /> BACKGROUND <br /> The applicant is proposing a General Plan Amendment and a Zone Reclassification to change the <br /> General Plan and Zoning designations of five parcels totaling 11.32 acres from Rural Residential <br /> (R/R; R-R)to Very Low Density Residential (R/VL; R-VL). The project site is currently in orchard. <br /> The surrounding land uses include a residential subdivision (Castello Estates) to the north; <br /> agricultural to the south; agricultural and commercial to the east; and agricultural to the west. If <br /> the General Plan Amendment and Zone Reclassification are approved, the applicant would <br /> submit a Major Subdivision application to create approximately 18 to 22 residential lots on the <br /> project site. <br /> A very similar project in the same vicinity came before the Board of Supervisors on January 15, <br /> 2002. At that meeting, the Board of Supervisors adopted a Motion of Intent to approve General <br /> Plan Amendment GP-01-2 and Zone Reclassification ZR-01-7 (Linne Estates). The Linne Estates <br /> project requested to change the General Plan and Zoning designations of 39.16 acres of property <br /> to the east and west of the subject property for this application from Rural Residential (R/R; R-R) <br /> to Very Low Density Residential (R/VL; R-VL). <br />
