GP-01-14 AND ZONE <br /> RECLASSIFICATION NO. ZR-01-10 OF JOSE ALVA (C/O AURORA <br /> TRANSPORTATION). <br /> The applicant has submitted the above referenced applications to change the General <br /> Plan designation and Zone classification of five parcels totaling 11.32 acres from Rural <br /> Residential (R/R; R-R) to Very Low Density Residential (RNL; R-VL). If approved, the <br /> applicant would submit a Major Subdivision to subdivide the properties. The surrounding <br /> properties to the north, east, and west currently have a General Plan designation of R/R., <br /> However, a General Plan Amendment and Zone Reclassification (R/R, R-R to RNL, R- <br /> VQ for the surrounding properties is currently pending (Linne Estates; GP-01-2/ZR-01- <br /> 7). The properties across Linne Road, to the south, have a General Agriculture (AIG) <br /> General Plan designation. <br /> The project site is located within the unincorporated portion of the urban community of <br /> Tracy, on the north side of Linne Road, 1,100-feet west of Chrisman Road, south of <br /> Tracy. <br /> The Environmental Health Division is requesting that adequate information about the <br /> wastewater treatment plant and its capabilities be provided to their office prior to <br /> supporting the General Plan Amendment and Zone Reclassification. Therefore, the <br /> Planning Commission hearing cannot be scheduled until this issue can be resolved with <br /> the Environmental Health Division. The Community Development Department offers the <br /> following comments: <br /> The following General Plan policy analysis has been prepared assuming that the <br /> wastewater disposal issue has been resolved with the Environmental Health Division. <br /> Should this issue not be resolved, the Community Development Department will rewrite <br /> the following General Plan policy analysis as necessary. <br />
