CONDITIONS OF APPROVAL PA-0400293 Robertson, et al Lot Line Adjustment Application No. PA-0400293 was approved by the San Joaquin County Community Development Department on June 24, 2004,which is the effective date of approval. Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a Notice of Lot Line Adjustment. This approval will expire on December 24, 2005, which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Jennifer Jolley, 468-3161) a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated May 27, 2004. b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be submitted to the Surveyors Division for review and forwarding to the Community Development Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) c. LOT SIZE: Parcels 1, 2 & 3 shall have a minimum lot area of 1.5 acres. d. LOT WIDTH: The following lot widths shall apply: (1) Parcels 1, 2 &3 shall have a minimum width of 150 feet(Development Title Section 610.4). (2) Parcel 4 shall have a minimum lot width of 330 feet(Development Title Section 610.4). e. NON-BUILDABLE PARCEL: The following note shall be included on the "Notice of Lot Line Adjustment": (1) Parcel 4 of Lot Line Adjustment Application No. PA-0400293 shall not be used as a residential building site. 2.
