CONDITIONS OF APPROVAL <br /> PA-0400293 <br /> Robertson, et al <br /> Lot Line Adjustment Application No. PA-0400293 was approved by the San Joaquin County <br /> Community Development Department on June 24, 2004,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 24, 2005, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Jennifer Jolley, 468-3161) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment as shown on the plan dated May 27, 2004. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcels 1, 2 & 3 shall have a minimum lot area of 1.5 acres. <br /> d. LOT WIDTH: The following lot widths shall apply: <br /> (1) Parcels 1, 2 &3 shall have a minimum width of 150 feet(Development Title Section 610.4). <br /> (2) Parcel 4 shall have a minimum lot width of 330 feet(Development Title Section 610.4). <br /> e. NON-BUILDABLE PARCEL: The following note shall be included on the "Notice of Lot Line <br /> Adjustment": <br /> (1) Parcel 4 of Lot Line Adjustment Application No. PA-0400293 shall not be used as a residential <br /> building site. <br /> 2. DEPARTMENT OF PUBLIC WORKS (See memo dated June 9, 2004.) <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT(See memo dated June 15, 2004.) <br />
