(§ 1.0) INTRODUCTION <br /> This Soil Suitability Study presents the results of my investigation concerning the soil <br /> characteristics and groundwater under the subject property referenced on the Title Page. It was <br /> completed to satisfy the requirements of the San Joaquin County Environmental Health <br /> Department (EHD), specifically to: 1.) Create a two-parcel subdivision and to determine if the soils <br /> underlying these proposed two Parcels are acceptable for the proper operation of a future septic <br /> system which will function as intended for its anticipated lifespan, and 2.) Provide analysis and <br /> recommendations based upon the environmental criteria encountered in this study. This report is <br /> in compliance with the requirements for a Soil Suitability Study under Development Title Section <br /> 9-1105.2 Item (d) of the San Joaquin County Ordinance Codes. <br /> Within the text of this Report, bolded Section (§) numbers are referenced at the beginning of an <br /> applicable sentence,paragraph or paragraphs, or Appendices that correspond with the EHD <br /> Requirements Checklist for a Soil Suitability Study. <br /> (§ 2.0) SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION <br /> 1.1 1The purpose of this project is to subdivide an existing 4.52± acre Parcel into two <br /> els denoted as Parcel 1, which is to be 2.0 acres and Parcel 2, which is to be 2.52 acres. The <br /> entire subject Parcel is vacant of buildings and currently fallow. There are no domestic, irrigation or <br /> monitoring wells, nor septic system(s) on the property. <br /> ) Parcel orientation is denoted on the Tentative Map found in Appendix A, produced by the <br /> Wngmeering firm of Schack & Company, Inc. Although there currently is no proposal to build <br /> anywhere on the subject property, it is anticipated that single family residential structures will <br /> ultimately be built. Consequently, perc tests have been conducted to encompass the entire subject <br /> property so that a septic system can be installed anywhere. Future primary houses with a potential <br /> second unit dwelling built on proposed Parcel 1 and 2, gives a potential maximum total of four <br /> septic systems on the two Parcels consisting of approximately 4.52 acres. This is a density of <br /> approximately one septic system per one acre, which can be considered very low density. <br /> uu o�1.1 d 2, The subject property is approximately four miles southeast of the town of Tracy. <br /> operty use consists predominately of agricultural production land, low density of <br /> single family homes, ranchettes, and two boutique wineries. Current zoning is Rural Residential <br /> (R-R), which will not change. Municipal sewer will possibly serve this area, but not before a <br /> number of decades. r <br /> 4.2) Any surrounding land use could create environmental concerns that may be discovered in <br /> e on, or under the subject property. Groundwater nitrate concentrations are unknown in <br /> the surrounding area and could not be determined since there is no on-site well. As depicted on <br /> the Tentative Parcel Map, the topography of the site is relatively level. Therefore, septic system <br /> design criteria for slopes do not have to be considered. There appears to be a depression on <br /> Parcel 1 that may require soil importation. <br /> Page -1- <br />
