CONDITIONS OF APPROVAL <br /> PA-03-286 <br /> Odom <br /> Lot Line Adjustment .Application No. PA-03-286 was approved by the San Joaquin County <br /> Community Development Department on July 3,2003,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on January 1, 2005,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer Jolley,468-3161) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> June 12, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surve ors'Act or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT WIDTH: Parcel B shall have a.minimum lot width of 25 feet for two-way access. . <br /> d. ACCESSORY STRUCTURE SETBACKS: The following setbacks shall apply to the accessory <br /> buildings shown on the site plan: <br /> (1) The existing barn, as shown on the site plan, shall be set back a minimum of ten(10)feet from <br /> the side property lines. No animals shall be permitted within this structure.(Development Title <br /> Section 9-610.5) <br /> t <br /> (2) The existing portable horse barn with stalls, as shown on the site plan, shall be set back a <br /> minimum of forty(40)feet from the side and rear yard property lines.
