State law requires that land use within airport areas of influence must conform to the Airport Land Use Plan. The location of the proposed Lot Line Adjustment application to adjust the property lines of two parcels - Parcel One to contain 3.5 acres and Parcel Two to contain 11.50 acres - is located on the south side of Linne Road, 2,400 feet east of MacArthur Drive, east of Tracy (APNIAddress: 253-210-21;.8338 W. Linne Road, Tracy),(Supervisorial District 5). The property is zoned AG40 (General Agriculture, 40 acre minimum). The General Plan Designation is AIG (General Agriculture). Some'restrictiorns may apply to projects that fall withinthis zone, and development on this land must adhere to the standards outlined in the 1993 amended Airport Land Use Plan. The standards pertinent to this zone includes, but are not limited to, the following: ➢ The use of non-reflective materials, transmissions, and visual distractions to pilots; ➢ Radio transmissions that would interfere with aircraft communications/navigation are not permitted; ➢ Residential uses are permitted if insulated to reduce interior noise to a level no higher than 45 dB; ➢ A Deed of Avigation and Hazard Easement is recorded in favor of the Airport Operator when new residential land use involved 5 or more units; and ➢ Proposed schools that are to be located within a 2-mile radius of-an airport must undergo a review by Caltrans Division of Aeronautics and the State Department of Education. In addition, the property owner should be aware of the potential need to file FAA Form 7460-1 entitled Notice of Proposed Construction or Alteration.
