PA-0500468 OF STEPHANIE <br /> PRIOSTE (APN: 253-210-30) (9542 S. 8338 W. LINNE ROAD, TRACY) <br /> The applicant has submitted the above referenced Site Approval application for a small <br /> winery to be located in a 3,300 square foot building. The property is zoned AG-40 <br /> (General Agriculture, 40 acre minimum) and has a General Plan designation of A/G, <br /> OS/RC (General Agriculture, Resource Conservation). <br /> The project site is located on the south side of W. Linne Road, 575 feet west of S. Depot <br /> Master Drive, southeast of Tracy. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> pre-application and offers the following comments: <br /> Parking <br /> Development Title Table 9-1015.3(b) states that 2.5 parking spaces are required for <br /> every 1,000 square feet of building area. Based on the square footage of the proposed <br /> building, the applicant would be required to provide 8 parking spaces for the winery. The <br /> site plan shows 14 parking spaces, including one assessable space. The amount of <br /> parking is adequate for the project. <br /> Setback Requirements <br /> In the AG-40 zone, the side yard setback is 10 feet. (Development Title Table 9-610.2) <br /> From review of the site plan, it appears that the winery building is located approximately <br /> 11 feet from the western property line. Setback requirements appear to be consistent <br /> with Development Title regulations. <br /> i <br />
