Depot Master Dr.
Tracy, CA 95304
August 17, 2005
San Joaquin County
Community Development Department
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
Below are my requests concerning Application Number PA-0500468 (SA), a small winery located at
8338 W.Linne Road,Tracy, California.
Please note that I do not oppose the proposal of a winery being located at the above site, providing that close
consideration be given to the fact that a middle school and a neighborhood are located down the road. A
winery could be a positive contribution to the area if social and environmental responsibilities are
appropriately practiced.
• Smell is a concern during fermentation, production, and at the end of harvest. All measures must be
taken to eliminate unpleasant odors during these processes(i.e., closed vats/containment during
fermentation, immediate removal of waste, etc.)
• Notification and/or reduction of toxic chemicals being sprayed is requested to reduce the negative
impact on children located in the nearby neighborhoods and school.
• If a tasting room is on the premises, limited amounts of alcohol shall be served per person to
eliminate the possibility of intoxicated drivers leaving the premises. All legal measures must be
taken to ensure that individuals are not served enough alcohol to become intoxicated beyond the
legal limits and that they are not served if they arrive on the premises in an intoxicated state. (Please
remember that there is a school and a neighborhood nearby.)
• I request that the winery will not be granted permission to hold events until further review (i.e.,
weddings, social gatherings, parties, and functions). The venue must be able to contain all vehicles
and persons within their property limits. Increased traffic, noise, drunk drivers, and pollution are a
few concerns associated with a venue that hosts social events. This must be given close
consideration to ensure that the infrastructure can handle the increased flow of traffic and that
neighborhoods are not negatively impacted by events that occur.
All activities must occur during reasonable hours of the day.
Noise must be held to a minimum and all measures must be taken to ensure that this is practiced.
Please notify me of the staff determination of this project.
Thank you for the opportunity to express my concerns. 1
Sincerely,
Sherene Shanke)
