required for the marketing events (one parking space for every three marketing event attendees). Site Approval application No. PA-0500468 required eight(8) parking spaces, including 1 van accessible �- space. As a Condition of Approval for this application, the applicant shall provide a total of eight(8) parking spaces and thirty-three (33) overflow parking spaces. The Site Plan indicates forty-eight(48) parking spaces will be provided, which exceeds the number of required on-site parking spaces. Additionally, the Department of Public Works determined that the project would not require a traffic study as the applicant expects a maximum attendance of 100 people per marketing event and therefore generates less than 50 trips per any one hour, which is the threshold for requiring a traffic study. As a condition of approval, the Department of Public Works reserves the right to require a traffic study if any marketing events are held for more than 150 people. Additionally, as a condition of approval, the applicant is required to contain all vehicular parking related to the proposed development on-site. Therefore, any impacts from traffic are expected to be less than significant. Farm Bureau The Farm Bureau submitted a letter of concern dated November 28, 2012 and requested the Planning Commission permit a total of twenty(20) marketing events per year on this parcel. The Farm Bureau is concerned because the subject application 'calls for the hosting of a substantial number of events with no modification of their wine production.' The applicant has reviewed this request and has decided to move forward requesting the thirty-six(36) marketing events per year.Additionally, the applicant has indicated in the marketing plan that the production capacity will increase from 2,800 gallons to 36,000 gallons of wine produced per year, which still qualifies as a small winery.
