Site <br /> Approval application No. PA-0500468 required eight(8) parking spaces, including 1 van accessible <br /> �- space. As a Condition of Approval for this application, the applicant shall provide a total of eight(8) <br /> parking spaces and thirty-three (33) overflow parking spaces. The Site Plan indicates forty-eight(48) <br /> parking spaces will be provided, which exceeds the number of required on-site parking spaces. <br /> Additionally, the Department of Public Works determined that the project would not require a traffic study <br /> as the applicant expects a maximum attendance of 100 people per marketing event and therefore <br /> generates less than 50 trips per any one hour, which is the threshold for requiring a traffic study. As a <br /> condition of approval, the Department of Public Works reserves the right to require a traffic study if any <br /> marketing events are held for more than 150 people. Additionally, as a condition of approval, the <br /> applicant is required to contain all vehicular parking related to the proposed development on-site. <br /> Therefore, any impacts from traffic are expected to be less than significant. <br /> Farm Bureau <br /> The Farm Bureau submitted a letter of concern dated November 28, 2012 and requested the Planning <br /> Commission permit a total of twenty(20) marketing events per year on this parcel. The Farm Bureau is <br /> concerned because the subject application 'calls for the hosting of a substantial number of events with no <br /> modification of their wine production.'
