(1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screen shall be six (6) <br /> to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or in <br /> front or main buildings (Development Title Section 1022.4[d][2]) <br /> m. NOISE: Stationary noise sources shall be consistent with Chapter 9-1025.9 of the Development <br /> Title. The maximum sound level is 50 dB Hourly Equivalent Sound Level daytime 45 dB Hourly <br /> Equivalent Sound Level nighttime. 70 dB maximum sound daytime 65 dB maximum sound <br /> nighttime. This applies to outdoor activity area of receiving use or applies at lot line if no activity <br /> area is known. (Development Title Table 9-1025.9 Part II) <br /> n. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed occupancy is A-3. <br /> (2) The construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s)shall be located as close as <br /> possible to the primary entrance. (C.C.R.,Title 24) <br /> B. Provide identification signs for the parking space(s)including the"tow away"sign at each <br /> entrance or visible from each space. (C.C.R.,Title 24) <br /> C. The slope of a parking space shall not exceed '/4 inch per foot. (C.C.R., Title 24) <br /> D. Provide one van parking space. <br /> E. All vehicular parking related to applicant's proposed development shall be onsite at all times <br /> Parking in the County right-of-way for all winery related events shall be prohibited It is the <br /> responsibility of applicant to monitor Linne Road to ensure compliance with this requirement <br /> b. if any marketing events are held for more than 150 people the Department of Public Works <br /> reserves the right to require a traffic study to determine the impacts and mitigation of the <br /> proposed project The applicant shall deposit funds with the County for all costs as estimated by <br /> the Department of Public Works Transportation Engineering Division prior to the Department <br /> preparing or contracting for the required study. Incremental Traffic Impact Mitigation Fees shall be required for this development The fee is due <br /> and payable at the time of building permit application. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record.
