-4- <br /> LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, or other permanent <br /> facilities shall be landscaped. A minimum ten (10) foot wide landscaped strip, <br /> respecting the ultimate right-of-way width of Linne Road, shall be installed across the <br /> frontage of the project site. The strip shall be continuous except where crossed by <br /> driveways and walkways. (Development Title Section 9-1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the <br /> property line of APN 248-080-23. (Development Title Section 9-1022.4[e][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. Items stored within one <br /> hundred (100) feet of a dedicated street or residential zone shall not be stacked <br /> higher than two (2) feet above the adjacent screen. (Development Title Section 9- <br /> 1022.4[e][2][A]) <br /> i. UNIFORM BUILDING CODE: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an F-2 occupancy to an F-1 <br /> occupancy (CBC Section 301). The structure shall be brought into compliance with all <br /> current code provisions including structural, plumbing, mechanical, electrical, energy <br /> and disabled access requirements. <br /> (2) Provide restrooms conforming with all disabled access requirements (CBC 1115B.1 and <br /> CPC Chapter 4). <br /> j. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br />
