CONDITIONS OF APPROVAL <br /> Triple "E" Product Corp. <br /> SA-92-0069 <br /> Unless otherwise specified, all Conditions of Approval must be <br /> fulfilled prior to the establishment of the use and the issuance of <br /> any building permits. <br /> This approval for will expire 18 months from the date of approval <br /> unless (1) all Conditions of Approval have been complied with, (2) <br /> all necessary building permits have been secured and remain in <br /> force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES <br /> a. This approval is for the construction of two additional <br /> cold storage buildings as shown on the site plans <br /> submitted January 19, 1993 . The buildings may be <br /> constructed in two phases: phase VIII and phase IX as <br /> shown on the site plan. For the second phase (phase IX) , <br /> all Conditions of Approval shall be complied with, all <br /> necessary building permits shall be secured, and all <br /> necessary permits from other agencies shall be secured <br /> prior to February 1, 1996. <br /> b. Access to a county, city or state maintained road by a <br /> private right-of-way approved under the provisions of <br /> Section 9-1150. 14 shall be provided. (Development Title <br /> Section 9-1150.2 (b) ) <br /> The entire length of the private right-of-way from a <br /> maintained county, city or state road to the driveway <br /> serving the development shall be constructed and <br /> maintained to the standards required by Section 10. 207 of <br /> the Uniform Fire Code and applicable San Joaquin County <br /> Improvement Standards. The road shall be constructed <br /> prior to the issuance of a Certificate of Occupancy. <br /> (Development Title Section 9-1150 . 14) <br /> C. For phase VIII, 59 automobile parking spaces are <br /> required, including two spaces for the physically <br /> handicapped; and three truck parking and loading spaces <br /> are required. For phase IX, an additional 11 automobile <br /> parking spaces are required; and two additional truck <br /> parking and loading spaces are required. (Development <br /> Title Section 9-1015 . 3 [wholesaling and distribution] and <br /> Section 9-1015. 6) <br />
