Q <br />CONDITIONS OF APPROVAL <br />PA -02-236 <br />Triple J Financial Company, et at <br />Lot Line Adjustment Application No. PA -02-236 was approved by the San Joaquin County <br />Community Development Department on July 12, 2002, which is the effective date of approval. <br />Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br />Notice of Lot Line Adjustment. <br />This approval will expire on January 11, 2004, which is 18 months from the effective date of <br />approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br />Surveyor. <br />COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kimberly Wallace, 468-0816) <br />a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br />June 7, 2002. <br />b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br />conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br />exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br />Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br />Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br />Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br />c. BUILDING, INSPECTION: (Staff Contact: Mike Ehret, 468-3166) The proposed use will change the <br />occupancy from a U1 occupancy to an F1 occupancy (UBC Section 3405). The structure -must be <br />brought into compliance with all current code provisions, including structural, plumbing, mechanical, <br />electrical, energy, and disabled access requirements. A licensed architect or registered engineer <br />shall prepare all documents. <br />2. DEPARTMENT OF PUBLIC WORKS (See the attached memo dated June 26, 2002.) <br />3.
