Mike Smith Engineering, Inc. <br /> 4 North Main Street <br /> Lodi, CA (209) 334-2332 <br /> May 1, 2000 <br /> Project description <br /> This project will revive, remodel and add to, the existing facility previously known as the <br /> "Lockeford Winery". There are three large existing buildings, and several smaller accessory <br /> buildings on this site. Before the present owners acquired the site, it was a community problem <br /> because of vandifism, graffiti, and other criminal activities. The existing approved use for this <br /> property is heavy equipment rental. <br /> A five year project is proposed, with a time line to be driven by business interests. Phase one will <br /> include reviving the wine storage tanks, and installing new crushing and juicing equipment. The <br /> existing tanks have a capacity of 2.3 million gallons, not all to be used. Grapes will be brought to <br /> the site by semi-trucks. Custom crushing will probably be of interest to the future tenant. 1000 <br /> tons of grapes is what is expected to be processed. Some of the wine storage tanks will be <br /> reserved for wine tasting and display and not be used for wine storage. <br /> Phase 2 will include developing the rear of the property into ten, 10,000 sf spaces for equipment <br /> storage.These areas will be 100' x 100', surrounded by 6' -0" chainlink fencing, with security <br /> fighting. The tenants will be local contractors who need a space to store construction equipment, <br /> and building materials. <br /> Phase 1 and 2 are to begin immediately, upon county approval. The remaining phases will begin <br /> within 5 years, as needed or when future tenants show interest. The remaining projects will <br /> include a wine tasting facility with an exhibit area, a micro brewery, a small restaurant, public <br /> restrooms, care takers residence, fruit packing/warehouse, and miscellaneous landscaping and <br /> beautification projects. <br /> Part of the five year project will also include annexing to the Lockeford community service <br /> district which will bring public sewer and water to the facility. The property to the north is the <br /> recently abandoned railroad right of way. It is anticipated this property will become part of the <br /> project. It is anticipated that phase 1 and 2 will be completed before a connection to public <br /> facilities is installed. The existing septic systems and domestic will be used for phase 1 and 2. <br /> This is a brief overview of what the property owners would like to see happen.
