There are three large existing buildings, and several smaller accessory <br /> buildings on this site. Before the present owners acquired the site, it was a community problem <br /> because of vandilism, graffiti, and other criminal activities. The existing approved use for this <br /> property is heavy equipment rental. <br /> A five year project is proposed with a time line to be driven b business interests. Phase one will <br /> chicWe--Yevrvuig-the,wine storage tanks, anintalgnew crushing� d uicing equipment. The <br /> existing tanks have a capacity of 2.3 million gallons, not all to be used. Some of the wine storage <br /> tanks will be reserved for wine tasting and display and not be used for wine storage. Grapes will <br /> be brought to the site by semi-trucks. Custom crushing will probably be of interest to the future <br /> tenant. As much as 2000 tons of grapes a year is what is expected to be processed. <br /> The winery processing, storage area and tasting will be developed to accommodate six different <br /> "micro winery's". Buildings 1,2 and 3 will be used for these separate entities as well as bulk wine <br /> storage in the existing concrete tanks and new stainless steel tanks. The bulk storage clients will <br /> be in addition to the 6 different "micro winery's". <br /> Part of the five year project will also include investigating the possibility of annexing to the <br /> Lockeford community service district which will bring public sewer and water to the facility. It is <br /> anticipated this property will become part of the project. It is anticipated that this project will be <br /> completed before the possibility of a connection to public facilities is installed. The existing septic <br /> systems and domestic well will be used for phase 1 and 2. The property to the north is the recently <br /> abandoned railroad right of way. <br /> This is a brief overview of what the property owners would like to see happen.
