e. STORM DRAINAGE: Any additional stormwater drainaqe created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of six parking spaces shall be provided, including one van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). (1 space is required for every 1,000 feet of building area.) (Development Title Section 9- <br /> 1015.3) <br /> g. LOADING: One loading space shall be provided. The space shall be a minimum of 25 feet in length <br /> and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and <br /> maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas <br /> for delivery vehicles are provided. (Development Title Section 9-1015.6) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed_ <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. HOURS OF OPERATION: The hours of operation shall be limited between the hours of 6:00 a.m. <br /> and 5:00 p.m. <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Locke Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> k. OUTDOOR STORAGE: Outdoor storage of materials associated with the construction services <br /> business shall be prohibited. All storage areas for trash shall be screened so as not to be visible <br /> from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in <br /> height. <br /> I. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2). <br /> Conditions of Approval - 2 - PA-0400649 <br />
