e. STORM DRAINAGE: Any additional stormwater drainaqe created by new improvements shall be retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be included. (Development Title Section 9-1135) f. PARKING: Off-street parking shall be provided and comply with the following: (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) (2) A minimum of six parking spaces shall be provided, including one van accessible space. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (1 space is required for every 1,000 feet of building area.) (Development Title Section 9- 1015.3) g. LOADING: One loading space shall be provided. The space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) h. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed_ (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. HOURS OF OPERATION: The hours of operation shall be limited between the hours of 6:00 a.m. and 5:00 p.m. j. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Locke Road, shall be installed across the frontage of the project site. (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. k. OUTDOOR STORAGE: Outdoor storage of materials associated with the construction services business shall be prohibited. All storage areas for trash shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet in height. I. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the requirements of the County's Tree Preservation Ordinance (Development Title Section 9-1505.2).
