CONDITIONS OF APPROVAL <br /> MARTHA HEIB <br /> MS-91-24 <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for Lucust Tree Road across the <br /> frontage of Parcel #1 shall be constructed in conformance with <br /> the standards for one-half of a 50-foot right-of-way farm or <br /> estate subdivision street. The construction of the frontage <br /> improvements will be deferred, upon execution by the owner of <br /> a Deferred Frontage Improvement Agreement, prior to approval <br /> of the Parcel Map. (A $250. 00 fee is required for processing <br /> per Ord. Nol 3337 in addition to a copy of the Grant Deed and <br /> an estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing of a form to be <br /> supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option the <br /> Department of Public Works will prepare the drawing with an <br /> estimate for an additional fee of $100. 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 018 . 00 for each <br /> single family dwelling unit in the Lockeford area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> e. Dedication to result ina 25-foot wide right-of-way from the <br /> centerline of Locust Tree Road to the property line shall be <br /> required across the frontage of Parcel #1. <br />
