Box 611 Lodi, CA 95240 Lodi, CA 95241 PROJECT DESCRIPTION: A Use Permit application to expand the production capacity for an existing small winery into a large winery from 36,000 gallons per year to 200,000 gallons per year and to add marketing events for the winery. The project will be built in two phases over ten years. Phase 1, to be completed in eighteen months, includes the construction of six 3,000- gallon tanks. Phase 2, to be completed in ten years, includes the construction of a 12,000 square foot case and barrel storage building and a 2,500 square foot wine tasting room. Thirty marketing events are proposed per year with a maximum attendance of 100 people per event. This parcel is not under a Williamson Act contract. The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is AIG(General Agriculture). PROJECT LOCATION: The project site is located at the southeast corner of State Route 12 and Locust Tree Road, Lodi. (APN/Address: 051-120-36 &62; 17036 N. Locust Tree Road, Lodi) (Supervisorial District 4) ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than August 22, 2012. Comments or recommendations received after that date will not be used in staffs analysis and recommendation for this application. NOTE TO SURROUNDING PROPERTY OWNERS: The Planning Commission will hold a public hearing on this project.You will receive notice of the date, time, and place of the public hearing at a later date.
