WATTS <br /> TRUST, ETAL (C/O CRAIG WATTS) (APN: 051-120-36, 62, ADDRESS, 17010 <br /> LOCUST TREE ROAD, LODI) <br /> This project is a Site Approval application to convert an existing off-site wine cellar into a small <br /> winery with a maximum production capacity of 200 tons of grapes to be completed in two <br /> phases. Phase 1 to include the conversion of an existing 6,561 square foot agricultural building <br /> and off-site wine cellar into a winery production building for the fermentation, aging, bottling and <br /> storage of wine. Phase 2 to include a 7,500 square foot wine production building and office, a <br /> 3,000 square foot roof cover and a 2,500 square foot tasting room and administrative building to <br /> be completed within 5 years. Marketing events are not being proposed. (Use Type: Wineries <br /> and Wine Cellars-Winery) <br /> The zoning is AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation <br /> is A/G (General Agriculture). The project is located on the southeast corner of Locust Tree Road <br /> and State Route Highway 12, east of Lodi. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Background <br /> An off-site wine cellar currently operates on the parcel under Site Approval No. PA-0300388. <br /> This permit approved a 930 square foot off-site wine cellar within the existing 6,561 square foot <br /> agricultural building with a maximum storage capacity of 200 barrels. <br /> Parking <br /> The submitted site plan indicates thirteen (13) parking spaces. Development Title Table 9- <br /> 1015.3(a) requires that 2.5 parking spaces must be provided for each 1,000 square feet of <br /> building area. Phase I will require a total 18 parking spaces.
