c. The owner shall execute an Irrevocable Offer to Dedicate Road to result in a forty-two (42) foot <br /> wide right-of-way from the centerline of Elliott Road to the property line across the parcel's <br /> frontage. (A fee based on the current fee schedule is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to <br /> be offered for dedication.) (Development Title Section 9-1150.5) <br /> d. The developer shall provide drainage facilities in accordance with the San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six (6) foot high chain link fence <br /> or equal when the maximum design depth is 18 inches or more. Required retention basin <br /> capacity shall be calculated and submitted along with a drainage plan for review and approval, <br /> prior to release of building permit. (Development Title Section 9-1135) <br /> e. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule <br /> at the time of payment. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-00-433) <br /> f. The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule <br /> at the time of payment. (Resolution R-06-38) <br /> g. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> h. For projects that disturb more than one acre of area, Permit Registration Documents (PRD's) <br /> shall be filed with the State Water Resources Control Board (SWRCB) to comply with the State <br /> "General Permit for Storm Water Discharges Associated with Construction Activity". The Waste <br /> Discharge Identification (WDID) Number issued by SWRCB shall be submitted to the Department <br /> of Public Works for the file. Contact SWRCB at (916) 341-5537 for further information. Coverage <br /> under the SWRCB General Construction Permit Order 2009-0009-DWQ shall be maintained <br /> throughout the duration of all phases of the project. <br /> i. All new construction and the substantial improvement of any structure in the area of special flood <br /> hazard shall be elevated or floodproofed in accordance to San Joaquin County Ordinance Code <br /> Section 9-1605.12 (a), (b), and (c). <br /> Informational Notes: <br /> 1) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building <br /> Division of the Community Development Department prior to issuance of the building permit. <br /> Contact the Solid Waste Division (468-3066)for information. <br /> 2) This property is subject to the requirements of San Joaquin County Mosquito & Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the prevention <br /> of mosquitoes. Best Management Practices (BMP) guidelines for stormwater devices, ponds <br /> and wetlands are available. <br /> 3) All future building permits for projects located within a Special Flood Hazard Area at the time <br /> of permit issuance shall meet the San Joaquin County flood hazard reduction requirements <br /> (Title 9, Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that <br /> are in force at the time of permit issuance.
