John L. Funderburg 2 Community Development Department PA-1500143 (IAS) RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. The remainder parcel shall be designated and labeled as 'Designated Remainder" on the Parcel Map. (Subdivision Map Act Section 66445) 3. For future development of"Designated Remainder" improvements [including but not limited to: roadway widening, shoulder,curb gutter and sidewalk,water/storm drainage/sewer facilities] shall be provided in accordanc,with the adopted County development policies for "Division 11: Infrastructure Standards and Requiremcnts"of the San Joaquin County Development Title, and shall be noticed by a statement on the Parcel Map and by a recorded Notice of Minor Subdivision Restriction.(Subdivision Map Act Section 66424.6) 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) 5. An Irrevoc able Offer to Dedicate Road to result in a twenty-five(25)foot wide right-of-way from the centerline of Lone Tree Road to the property line shall be required across the frontage of Parcel One. The Irrevocabl,Offer of Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) 6. All parcel maps in areas of special flood hazard shall contain an additional map sheet which shall indicate its relationship to the parcel map and which shall contain the following information: (a) The location of any watercourses,and (b) The extent of the one hundred year flood elevations. Informational 1\otes: (i.) All new onstruction and the substantial improvement of any structure in the area of special flood hazard shall be,aevated or floodproofed in accordance with San Joaquin County Ordinance Code Section 9- 1605.12 (a), (b)and(c). (ii.) Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State NPDES ;onstruction permit. Dischargers whose projects disturb I or more acres of soil or whose projects disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to obtain coverage under the current General Permit for Discharges of Storm Water Associated with Construction Activity. (iii.) This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District (209-982-4675) and the California Health and Safety Code for the prevention of mosquitoes.
