The remainder parcel shall be designated and labeled as 'Designated Remainder" on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. For future development of"Designated Remainder" improvements [including but not limited to: roadway <br /> widening, shoulder,curb gutter and sidewalk,water/storm drainage/sewer facilities] shall be provided in <br /> accordanc,with the adopted County development policies for "Division 11: Infrastructure Standards and <br /> Requiremcnts"of the San Joaquin County Development Title, and shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction.(Subdivision Map Act Section <br /> 66424.6) <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. An Irrevoc able Offer to Dedicate Road to result in a twenty-five(25)foot wide right-of-way from the <br /> centerline of Lone Tree Road to the property line shall be required across the frontage of Parcel One. The <br /> Irrevocabl,Offer of Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) <br /> 6. All parcel maps in areas of special flood hazard shall contain an additional map sheet which shall indicate <br /> its relationship to the parcel map and which shall contain the following information: <br /> (a) The location of any watercourses,and <br /> (b) The extent of the one hundred year flood elevations. <br /> Informational 1\otes: <br /> (i.) All new onstruction and the substantial improvement of any structure in the area of special flood hazard <br /> shall be,aevated or floodproofed in accordance with San Joaquin County Ordinance Code Section 9- <br /> 1605.12 (a), (b)and(c). <br /> (ii.) Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES ;onstruction permit. Dischargers whose projects disturb I or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity. <br /> (iii.) This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District <br /> (209-982-4675) and the California Health and Safety Code for the prevention of mosquitoes.
