(DISTRICT 5) . <br /> APPLICANT: Yvonne Whittenburg APN: 203-110-01 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. In addition, the <br /> existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies, which delineates flood risks, floodplains, and floodway <br /> areas, are currently being reevaluated. The reevaluation is being <br /> conducted by the Federal Emergency Management Agency, Region IX, <br /> Building 105, Presidio of San Francisco, California 94219, telephone <br /> (415) 923-7186 . The reevaluation may delineate additional flood <br /> risks . The official flood maps are available for review at the <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton. <br /> These flood maps will be updated when the reevaluation process is <br /> completed. <br /> Lone Tree Road has an existing right-of-way width of 40 feet and a <br /> planned right-of-way width of 50 feet . <br /> RECOMMENDATIONS : <br /> 1 . A Parcel Map is required. (Development Title Section 9-915 . 2) <br /> 2 . The Traffic Impact Mitigation Fee will be required when parcels <br /> are developed. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 731 per <br /> single-family dwelling unit in the Ripon area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> (Resolutions R-90-304 , R-91-1025 , R-93-167 and R-94-179) <br /> 3 .
